Building a custom home is one of the most exciting, daunting, stressful, and rewarding things a person can do in their lives. There are a million things to do and a million things to remember, and building a custom home is really a roller coaster of emotions. At Bellagio Homes, we have seen people go through it all. We have seen the good the bad, the funny and the sad. We’ve stories of all sorts – just give Troy and Reg a call on 0402 280 573 and they’re always happy to have a chat about custom homes.
Before you begin your custom home journey, here are our top 5 things to remember when building a custom home to make the rollercoaster a little smoother.
Research You Builder
Right at the top of the list is the most important thing. We really can’t stress this enough – research your builder! The relationship you have with your builder will mean the difference between a dream home and a nightmare experience. A good custom home builder will have a proven track record with an outstanding portfolio. Talk to others who have used them before, ask them loads of questions and scour the internet for any information.
Build your Dream Home with Resale in mind
You might think to yourself ‘I will live here forever’, and some people do but you might feel differently in 10-15 years. Don’t get stuck with a home you love, but no one else does. Think twice before adding some really polarising permanent features and always keep the neighbourhood’s value in mind. There’s not much point in building a multimillion-dollar home in an area where the median house price is 7-800k. You might end up losing a chunk of change down the road.
Panic can usually set in right around the 3 quarters finished stage. This is the stage where things are starting to take shape and rooms are looking like rooms. And what people see is an unfinished version of the final product and they will jump to conclusions about what it will look like. Take a breath, relax and trust that you and your builder made the right decisions from the start.
Energy Efficiency = Money in the Bank
What’s an extra 200 bucks a month in bills? Well, it’s $2,400 a year and $24,000 over a decade. Today’s houses are energy hungry. Aircon throughout the house, heated floors, electronic blinds and shutters, multiple computers, tv’s, consoles, gadgets, stereos and swimming pools. If you are thinking about energy efficiency right from the start, you could save thousands of dollars through some simple choices in design and purchase choices.
Think about filling the space
So, what are you actually going to put in a space? You might think that you can wait until it’s finished until you start your interior design. Don’t. Start thinking practically about what you want in a space and how it will be used right from the get-go. If you want a super king bed with two side tables in your master, you better hope you planned for that.
